We replaced the entire exterior facade of the hospital’s first three levels. During preconstruction, the Owner asked us to also address water infiltration issues and renovate the existing interiors to match two new levels we had recently constructed in another project. We completely re-skinned water damaged areas and painted the remaining areas with an elastomeric coating to avoid future infiltration issues, then renovated the interior. We divided the project into 15 phases to accommodate the hospital's daily activities.
We knew the existing building envelope had leaks, but as-built drawings were limited. To identify existing conditions and locate leaks, we utilized thermal imaging and performed water testing of the windows and EIFS facade. We also removed a window to verify existing framing and rough-in requirements so we could pre-order the windows for faster installation after we made the repairs. This approach allowed us to develop a unit price estimate based on actual conditions, saving money on materials.
